What is Carma and how does it work?

Carma is a Saudi Property Technologies Company, licensed by the Real Estate General Authority. Carma offers the Rent Now, Pay Later services for any real estate unit, whether residential or commercial. Carma acts as a middleman between the tenant and the landlord. They pay the landlord the entire rent upfront and then collect monthly payments from the tenant.

What is the annual percentage rate?

It varies on several factors, such as the type of real estate unit, the beneficiary’s credit rating, and his monthly obligations.

Is Carma compatible with Sharia?

Yes, Carma’s service of leasing and subleasing is fully Shariah compliant per the Saudi Permanent Committee for Fatwa’s, part of the Saudi Permanent Committee for Scholarly Research and Ifta.

What properties can I apply for?

Any real estate unit available for rent, whether through our partners or others.

What documents are required to apply?

  • GOSI salary certificate.
  • SIMAH credit report.

Can I end my contract?

All Carma contracts are made through the Ejar platform.

How long does it take to get approval?

If all data and documents are available, the expected time to obtain the application status is 24 hours.

What is the duration of the contract?

6 months or 12 months.

Can I choose my payment dates?

Monthly payment dates depend on the contract start date.

How do I know if I am eligible to apply?

Everyone can apply for Carma services.

Is the service available to non-Saudis?

Yes, the service is available to Saudis and non-Saudi residing in the Kingdom of Saudi Arabia.

What is the minimum salary to apply for Carma service?

There is no minimum salary requirement, but the monthly payment must be commensurate with the salary and monthly obligations.

Will applying for Carma affect my SIMAH credit score?

No, Carma commitment is not part of SIMAH’s monthly commitment.

Where are Carma services available?

Available in all regions of the Kingdom of Saudi Arabia.

Can I terminate the contract before its expiry date?

Terminating the contract requires paying the remaining dues for the months' rent that have not been paid.

Is Carma licensed?

Of course, Carma is licensed by the Real Estate General Authority.

What happens if I don’t pay?

In the event of a delay in payment for 14 days, an order will be issued by the enforcement court to take the necessary legal measures.
